Two houses can both need “better cooling” and need completely different equipment to get it. One wants a central air conditioner. The other would be far better served by a ductless mini split, and putting central air in it would be spending more to solve less.

The two are not competitors so much as answers to different questions. Knowing which question your house is asking saves both money and a summer of frustration.

A central air conditioner cools the whole house through one system and a network of ducts. Cooled air is produced in one place and pushed everywhere through the ductwork.

The Ductwork Blind Spot

When a house has no ductwork, people compare the price of a central unit to the price of a mini split and conclude central is cheaper. It usually is not, because the comparison leaves out the ducts.

Running a full duct system into a house that never had one is a significant project – cutting into ceilings and walls, finding chases, sealing and insulating the runs. The mental image most people have of ductless – one outdoor box, one indoor head, one room – undersells what the technology can do, and clearing that up changes which houses it fits.

A single outdoor unit can serve several indoor heads, each in its own room and each with its own control. This is a multi-zone system, and it is how ductless covers more than a single space without turning into central air. One condenser outside, refrigerant lines running to three or four heads inside, and each head cooling its own zone to its own setpoint.
